25% deposit at time of booking. Balance due no later than 2 calendar months before arrival.

Note: Our houses are not suitable if you are planning a loud party! As part of the terms of your contract with us, you agree not to bring disco speakers, amplifiers or karaoke machines. If you break these conditions or cause other noise nuisance to our neighbours we reserve the right to terminate your stay with no refund.

The house has adequate TV / DVD / CD facilities plus the benefit of 24-hour uninterrupted 10-channel music station via Sky TV (channel 395). You can of course bring your own iPod and CDs etc for connecting to our equipment, but please no loud speakers!

Cancellation by you

The deposit paid by you at time of booking is NON-REFUNDABLE and if you cancel you may be faced with paying the whole balance. If you need to cancel your booking you must contact us as soon as possible in writing. The booking deposit is non-refundable under any circumstances and the balance will be due from you unless you are covered by insurance or we are able to re-let. We will make every effort to re-let at the same price but if this is not possible the difference will be payable.

Cancellation by us

If we have to cancel your booking in advance due to circumstances beyond our control for example, fire, flood (force majuere) or disruption of gas, water or electric service or for any other reason you will be refunded in full. If we have to terminate your holiday early for similar reasons after you have arrived you will be refunded part of the cost of the booking based on the time remaining of your stay. We will not be obliged to offer alternative accommodation and no additional compensation will be payable in such circumstances.

No dogs please!

The holiday property is unsuitable for dogs either inside or out. Please ensure that all visitors (temporary or otherwise) are aware of this policy as it will be strictly enforced. If you bring pets onto the premises we have the right to cancel your booking without compensation or refund.

Smoking outside only

Smoking is not allowed in the house, but of course you are welcome to use the outside, provided you use the metal bins provided immediately outside the main doors.

Loss or damage

As cottage owners, we accept that there may be minor breakages to glasses and crockery etc and you will not be asked to replace these, provided they are within reason. However, we do expect you to leave the property in the same condition as you found it and any significant damage or unreasonable mess will be charged for. You agree to make good or pay for all other loss or damage on agreement with us when you leave.

Items left behind

There is a minimum charge of £10 to cover postage, packing and our time in returning these items. Unless claimed, all items will be kept for 1 month and then sent to a charity shop.

By making a reservation and paying your deposit you agree to be bound by these Booking Conditions.
